Area Manager, Residential Property Portfolio & Building Operations – BC
Location: Abbotsford, BC (On-site)
Reports To: Regional Manager
Direct Reports: ~22 (Resident Managers, Maintenance Staff, Cleaners, Landscapers, Skilled Trades, Renovation Contractors)
Hours: Monday–Friday, 8:00 AM – 5:00 PM, with rotating on-call schedule for emergencies
Base Salary: $60,000 – $70,000 annually
Performance Bonus: Up to $2,000/month based on KPIs
Annual Bonus: Up to 25% of base salary
On-Target Earnings: Approx. $120,000 annually
Bonus based on KPIs such as renewals, collections, vacancy/occupancy levels, and budget adherence.
Position Summary
Reporting to the Regional Manager, the Area Manager oversees daily operations, maintenance, administration, and financial performance of a residential property portfolio. This role ensures operational efficiency, budget adherence, regulatory compliance, and high resident satisfaction across assigned properties.
The Area Manager leads multi-disciplinary teams while supporting strategic property management initiatives and organizational objectives.
Manage approximately 1,100–1,500 residential units
Oversee 20–30 buildings across Abbotsford and Chilliwack
Role split: 50% Operations / 50% People Management
Key Responsibilities
- Ensure safe, efficient, and well‑maintained operations of assigned properties.
- Maintain building cleanliness, safety, and maintenance standards.
- Coordinate and supervise daily activities of on‑site teams and contractors.
- Monitor preventative maintenance and capital improvement projects.
- Plan and execute marketing strategies to reduce vacancies.
- Manage annual operating and capital budgets.
- Monitor rent collection, deposits, occupancy levels, and cost controls.
- Assist with preparation and analysis of monthly financial statements.
- Ensure portfolio performance aligns with company targets and KPIs.
- Support hiring, onboarding, training, and supervision of staff.
- Provide operational guidance and leadership to site teams.
- Participate in performance evaluations and staff development.
- Foster a collaborative and inclusive team environment.
- Ensure lease documentation accuracy and compliance with policies.
- Enforce lease agreements in accordance with applicable legislation.
- Address tenant concerns and resolve escalations professionally.
- Represent the company at court or tribunal proceedings when required.
- Maintain accurate documentation related to risk, liability, or legal matters.
Additional Duties
- Support Regional Manager with portfolio planning and operational initiatives.
- Perform other duties as assigned.
Qualifications & Requirements
- 5+ years supervisory or property management experience.
- Proven leadership of multi-disciplinary operational teams.
- Strong knowledge of building operations and skilled trades (HVAC, electrical, plumbing, renovations).
- Experience managing operating and capital budgets.
- Proficiency with Yardi Property Manager preferred.
- Knowledge of Residential Tenancies Act is an asset.
- Understanding of employment and human rights legislation is an asset.
- Excellent communication, organizational, problem‑solving, and conflict resolution skills.
- Ability to manage competing priorities in a fast‑paced environment.
- Valid driver’s license and reliable vehicle.
- Flexibility to work evenings/weekends as needed.
- Successful completion of security clearance.
- Clear progression to Regional Manager or Corporate Operations Manager.
