Senior Development Manager Based in Victoria , reporting to and working closely with the Vice President, Development, the Senior Manager will be accountable for helping guide and mentor a team of experienced development professionals to deliver on a substantial portfolio of residential and mixed-use projects and to provide the necessary leadership, oversight and strategy to help drive all entitlements, design development expediently while maintaining project viability through to building permit issuance. The position plays a crucial role in ensuring that community improvement, value maximization and project quality are achieved.
Duties and Responsibilities : Lead (i) the due diligence, feasibility analysis and determination of development potential and (ii) investigation of existing permissions on subject sites by collecting pertinent policy (OCP, Zoning By-law, Provincial Policy docs, Fee schedules, municipal by-laws, etc.), surrounding applications and locational information; Lead the analysis of development potential based on amending permissions on subject sites by collecting pertinent policy (OCP, Zoning By-law, Provincial Policy docs, Fee schedules, municipal by-laws, etc.), surrounding applications and locational information; Lead the creation, coordination and implementation of entitlement strategies which may include municipal and agency approvals, official community plan amendments, zoning by-law amendments, variances to bylaws and consents; In conjunction with junior team members, provide leadership in the preparation and tracking of Request for Proposals and provide comparative analysis on submitted proposals as needed; Lead the organization and coordination of external community and tenant meetings; Coordinate and track various development agreements with municipalities and external agencies; Review technical drawings and reports, along with the Construction team, prior to submission to the municipality and agency for completeness and to ensure specified criteria are being addressed; Responsible for project ideation through to permitting and all entitlements working in collaboration with Investments, Construction and Asset Management; Regular preparation and occasional presentation of monthly, quarterly partner reports and cash flow reports; Assist with project-related presentations, printing, file management and file sharing including SharePoint; Lead the preparation, and maintenance of project schedules and provide regular updates to projected timelines and associated internal tracking reports; Review and manage the release of Letters of Credit and other development-related securities. Qualifications The successful candidate will possess a University Degree in Engineering, Urban Planning, or a related field with a minimum of 5 years of development experience; a positive team-based approach to work; strong organization and time management skills and the ability to effectively multi-task and prioritize multiple urgencies while being focused on the details; knowledge of Microsoft Project and PowerPoint, and proficiency in Excel. A valid driver’s license and personal vehicle is preferred to visit different sites on the Island. Application Qualified candidates can submit their resume via LinkedIn.
